Once a modest retail area, Ashley Landing will become a mixed-use development complete with residential apartments, coworking spaces, green walkways, boutique shops, restaurants, and a major public plaza.

Developers have also committed to expanding transit access and building out stormwater infrastructure, making this not just a commercial upgrade but an urban sustainability initiative.

Officials are treating the Ashley Landing project as a pilot for the future of Charleston’s suburban reinvention.

The city has also emphasized the inclusion of affordable housing, local business leasing opportunities, and environmental sustainability in every phase of the project.

The redevelopment is projected to generate over 2,500 temporary construction jobs and at least 800 permanent positions in retail, service, and residential management. But the impact will go far beyond employment numbers.

Since the redevelopment was announced, West Ashley has become one of Charleston’s hottest zip codes for real estate inquiries. Listings within a two-mile radius of the project are moving faster, and new construction permits in the surrounding area have increased by 23 percent since Q4 of 2024.

While some longtime residents have voiced concerns about gentrification, developers have promised rent-stabilized units and mixed-income design plans. That has helped ease tensions and attract public buy-in, making the investment landscape more stable.
